Rex Williams is the founder and CEO of IHP Funding, a national private money lender and hard money brokerage based in Tampa, Florida. With more than three decades of experience in entrepreneurship and real estate, Rex has become a trusted name in private lending respected for his integrity, transparency, and results-driven approach to helping real estate investors succeed.
A proud graduate of Brandon High School in Brandon, Florida, Rex began his business journey early, launching and scaling multiple ventures in mortgage finance, auto accessories, manufacturing, and real estate investing including a successful fix-and-flip operation. His hands-on background gives him rare insight into how deals really work beyond spreadsheets and into the trenches of the business.
Through years of experience, Rex recognized a major flaw in the lending industry: many lenders refused to fund new investors due to a lack of experience. Yet without access to funding, these investors could never gain the experience they needed a classic catch-22. Determined to change that, Rex founded IHP Funding with the mission to make real estate financing more accessible, regardless of an investor’s credit score or experience level.
He also saw how many investors were struggling to scale, because most lenders required large cash reserves for down payments and closing costs barriers that blocked even the most promising deals. At the same time, Rex met countless contractors who were doing all the work for investors, yet reaping none of the rewards.
That’s when Rex created the Split Equity Joint Venture Program for IHP Funding. An innovative funding solution designed for both investors and contractors.
